::  What is a Land Readjustment?  ::

Concept of Land Readjustment (LR)

Land Readjustment (LR) is one of the methods of land development for developing or improving urban infrastructure and also enhancing utility/value of land, so a LR is not a land acquisition method, but a kind of land consolidation method, which is called “Land Replotting”.

Implementation of a LR project is the development of certain areas by:

- installing urban infrastructure by means of the land contribution to public facilities, according to a layout plan and

- financing project costs by means of the land contribution to financial land, where all parcels of land are replotted according to a layout and land use plan, and all land rights are legally transferred to the new replots by the land replotting disposition.

Definition:

“Land Readjustment”: 

 An operation by which land parcels in a LR project area shall be re-distributed to the respective former landowners after adjustment or consolidation of all parcels of land according to the project layout and land use plan.

“Replot” : 

 A re-distributed land parcel after adjustment.

“Land Replotting Disposition” :

 Legal transfer of land rights. All rights that have existed in the previous parcels of land are transferred to the new replotted land parcels or replots.

“Land Contribution” or Simply “Contribution”

 Landowners offer the portions of their land to enable the project. In the process of the land replotting, landowners should “contribute” an equitable portion of their land in order to:

- create land surface for urban infrastructure or public facilities such as roads ways, parks and canals, and

- create “financial land” , which is also called “reserve land”, to be used for covering the project cost through its scale.

The former “contribution” is called “contribution to public facilities” and the later is called “contribution to financial land”
